Transform your space with professionally installed vinyl, LVT, laminate, or engineered wood flooring. Fast installation, minimal disruption, and stunning results that suit the Dubai climate.
While ceramic and porcelain tiles have long been the default flooring choice in Dubai, a growing number of homeowners and businesses are discovering the advantages of modern non-tile flooring options. Luxury Vinyl Tile (LVT), Stone Plastic Composite (SPC), laminate, and engineered wood flooring offer distinct benefits that traditional tiles cannot match — warmth and comfort underfoot, acoustic dampening that reduces noise transmission, faster and less disruptive installation, and design versatility that ranges from photorealistic wood and stone reproductions to contemporary patterns and abstract designs.
PROTECH installs all major categories of non-tile flooring across Dubai, specializing in the products and techniques best suited to the local climate. The UAE's extreme heat, humidity fluctuations, and the prevalence of concrete and tile substrates in existing properties all influence product selection and installation methods. Our experience in the Dubai market means we recommend products proven to perform in local conditions and install them using techniques that account for the specific challenges of the environment.
One of the most appealing aspects of these flooring types for Dubai property owners is the ability to install them over existing tile floors without demolition. This avoids the dust, noise, and expense of tile removal, reduces project timelines dramatically, and is particularly valuable in occupied apartments where minimizing disruption is a priority. A complete apartment floor transformation — from cold developer tiles to warm, attractive LVT or engineered wood — can often be completed in just two to three days with this overlay approach.
Luxury Vinyl Tile (LVT) and its rigid-core variant SPC have become the fastest-growing flooring categories in Dubai's residential and commercial markets. Their combination of realistic aesthetics, practical performance, and suitability for the local climate makes them an increasingly popular alternative to traditional tiles and natural wood flooring.
LVT (Luxury Vinyl Tile) is a multi-layer product consisting of a UV-cured wear layer that resists scratches and fading, a high-resolution printed design layer that replicates wood, stone, or abstract patterns with remarkable accuracy, a flexible vinyl core that provides comfort and sound dampening, and an integrated or separate underlay that cushions the floor and reduces noise transmission. Quality LVT is waterproof, dimensionally stable, and comfortable underfoot — warmer and softer than tile, quieter to walk on, and gentler on feet and joints during prolonged standing. These characteristics make LVT particularly popular for bedrooms, living rooms, and commercial spaces in Dubai where comfort and noise reduction are valued.
SPC (Stone Plastic Composite) flooring takes the LVT concept and adds a rigid core made from limestone powder and PVC resin. This rigid core provides several advantages over flexible LVT that are particularly relevant in Dubai conditions. SPC is more dimensionally stable under temperature fluctuations — it will not expand, contract, or buckle when floor temperatures change, which happens frequently in Dubai when air conditioning cycles on and off or when direct sunlight heats specific floor areas through windows. SPC can be installed over slightly uneven substrates without the imperfections telegraphing through to the surface, reducing the need for subfloor preparation. And its rigid construction provides a firmer feel underfoot that some clients prefer over the slight flex of standard LVT.
Product selection guidance for Dubai: We recommend SPC over flexible LVT for most Dubai installations because of its superior thermal stability. Standard LVT, while excellent in controlled environments, can develop expansion issues when floor temperatures fluctuate significantly — a common occurrence in Dubai apartments where south-facing rooms receive intense sunlight through floor-to-ceiling windows. SPC handles these temperature variations without dimensional change, providing a permanently stable floor. We stock and install SPC products from leading manufacturers including Quick-Step, Karndean, Amtico, and local suppliers who produce products specifically designed for Gulf climate conditions.
Design options in LVT and SPC are virtually unlimited. Wood-look planks replicate specific timber species — oak, walnut, teak, ash, pine — with grain patterns, knots, and color variations that are indistinguishable from real wood at normal viewing distance. Stone-look tiles replicate marble, travertine, slate, and concrete with accurate veining and texture. Herringbone and chevron patterns are available in plank-format LVT, creating the sophisticated angular patterns traditionally associated with parquet wood flooring. Solid colors, abstract patterns, and custom designs are available from premium manufacturers for commercial and hospitality applications.
Laminate and engineered wood flooring occupy distinct segments of the market, each offering advantages that appeal to different client priorities. Understanding the differences helps in selecting the right product for your specific requirements and budget.
Laminate flooring consists of a high-density fiberboard (HDF) core with a printed decorative layer protected by a clear melamine wear layer. Modern laminate flooring has improved enormously in appearance — the best products feature embossed surfaces that match the printed grain pattern, creating a convincing tactile wood experience. Laminate is the most affordable wood-look flooring option and installs quickly using click-lock mechanisms that require no adhesive. For Dubai applications, we recommend water-resistant laminate with a sealed HDF core and tight joint tolerances that minimize moisture ingress. Standard laminate with unsealed edges is vulnerable to swelling from even minor water exposure, and we do not install standard laminate in Dubai due to the risk of accidental moisture damage.
Engineered wood flooring is the premium option for clients who want the authenticity of real wood with the practical performance needed for Dubai conditions. The product consists of a real hardwood veneer — typically 3 to 6 millimeters thick — bonded to a multi-layer plywood base. This cross-ply construction provides dimensional stability that solid timber cannot match in environments with humidity fluctuations, making engineered wood the only practical real-wood flooring choice for Dubai. The hardwood surface can be sanded and refinished one to three times during its lifetime, depending on veneer thickness, extending the floor's service life to 20 years or more.
Wood species selection for Dubai should consider both aesthetics and performance. European oak is the most popular choice for engineered wood in Dubai — versatile in appearance, available in numerous finishes from pale natural to deep smoked, and durable enough for residential and light commercial use. American walnut provides a warmer, richer tone that suits traditional and contemporary interiors equally well. Teak offers the highest natural moisture resistance and is well-suited to properties where humidity control is inconsistent. We advise against softer species like pine and bamboo for Dubai residential flooring, as they dent and scratch too easily for the typical Dubai household.
Finish options for engineered wood include lacquered, oiled, and unfinished. Lacquered finishes provide a sealed, low-maintenance surface that resists staining and moisture — the most practical choice for Dubai families. Oiled finishes produce a beautiful, natural matte appearance that feels authentically wooden but requires periodic re-oiling to maintain protection. Unfinished flooring is sanded and finished on-site after installation, allowing custom staining and finish application, but this option extends the installation timeline and generates significant dust and fumes.
The installation method used for your flooring affects its performance, longevity, and the practical aspects of living with it — including how it sounds underfoot, how it handles temperature changes, and whether it can be removed and reinstalled if needed. We select the appropriate installation method based on the flooring product, substrate type, and the client's specific requirements.
Floating installation is the most common method for click-lock LVT, SPC, laminate, and engineered wood. The flooring planks or tiles click together at the edges, creating a continuous floor surface that sits on top of the substrate without being bonded to it. An underlay layer between the substrate and the flooring provides cushioning, sound dampening, and a moisture barrier. The floating floor is held in place by its own weight and the friction of the interlocking system, with an expansion gap of 8 to 10 millimeters around the perimeter to allow for dimensional movement. This gap is concealed by skirting boards or scotia trim. Floating installation is fast, clean, and reversible — the flooring can be lifted and reinstalled if needed, which is valuable for tenants or for future renovation access.
Glue-down installation bonds the flooring directly to the substrate using adhesive. This method is used for flexible LVT sheets, some engineered wood products, and applications where a solid, immovable floor is required — high-traffic commercial areas, rooms with heavy furniture, and areas where underfloor heating is used and the adhesive provides better thermal conductivity than a floating installation with underlay. Glue-down floors feel more solid underfoot and produce less hollow-sounding footstep noise than floating floors. However, the installation is permanent — removal damages both the flooring and the substrate — and the substrate must be perfectly flat and clean for the adhesive to bond correctly.
Overlay installation over existing tiles is a technique we use frequently in Dubai apartments and villas where the client wants to change from tile to LVT, SPC, or engineered wood without the disruption and expense of removing the existing tiles. The tile floor is cleaned and inspected — any loose tiles are re-bonded and any damaged grout is repaired. If the tile surface is level and the grout joints are not excessively deep, the new flooring can be installed directly over the tiles using the floating method. If the grout joints create visible indentations through flexible products, we apply a thin layer of self-leveling compound over the tiles to create a smooth surface. This overlay approach saves 1 to 2 days of demolition work, eliminates the dust and noise of tile removal, and avoids the cost of tile disposal.
Underlay selection depends on the flooring product, substrate type, and performance requirements. Standard foam underlay provides basic cushioning and leveling for click-lock floors. Acoustic underlay with a higher density core reduces impact sound transmission to floors below — important in Dubai apartments where noise complaints between neighbors are common. Moisture barrier underlay incorporates a vapor-proof membrane that prevents moisture from the concrete substrate reaching the flooring above — essential in ground-floor units and any installation over concrete where rising moisture is a concern. Some premium SPC products include integrated underlay, eliminating the need for a separate layer.
Different rooms present different challenges for non-tile flooring, and selecting the right product for each space ensures optimal performance and satisfaction. Here is our room-by-room guide to flooring selection for Dubai properties.
Living rooms and open-plan areas are the primary showcase for new flooring and typically receive the most investment in product quality and design. SPC and engineered wood in wide plank formats (180 to 220 millimeters wide) create a luxurious, spacious appearance that suits the generous proportions of many Dubai living areas. Light oak and pale grey tones remain the most popular choices, creating bright, airy spaces that complement the abundant natural light. Herringbone patterns in either SPC or engineered wood add architectural interest and a sense of craftsmanship. For open-plan spaces that combine living, dining, and kitchen areas, a single flooring material throughout creates visual continuity and makes the space feel larger.
Bedrooms benefit most from the warmth and comfort that non-tile flooring provides. Stepping onto warm wood or vinyl first thing in the morning is a vastly different experience from the cold tile that is standard in many Dubai bedrooms. Engineered wood with an oiled finish provides the most natural, tactile bedroom floor. SPC in wood-look finishes offers similar warmth with superior practical resilience. Laminate provides an affordable bedroom flooring solution that looks convincing and performs well in the low-moisture, low-traffic bedroom environment.
Kitchens require waterproof flooring that handles spills, splashes, and dropped items. SPC and LVT are excellent kitchen choices — fully waterproof, comfortable to stand on during cooking, and easy to clean. Engineered wood can be used in kitchens if a waterproof finish is applied and spills are cleaned promptly, but it carries higher risk than fully waterproof alternatives. Laminate is not recommended for kitchens due to its vulnerability to standing water around sinks and dishwashers. For kitchen installations, we pay particular attention to the junction between the kitchen flooring and any adjacent tile areas, using transition strips that create a clean, level boundary.
Bathrooms are generally not recommended for wood or laminate flooring due to the high moisture environment. However, quality SPC and waterproof LVT perform well in bathrooms that are used as secondary or guest facilities with moderate water exposure. For primary bathrooms with heavy shower use, tiles remain the most reliable choice. If a client specifically wants a wood-look floor in a bathroom, we install waterproof SPC with sealed edges and silicone-sealed perimeter joints to provide maximum moisture protection.
Commercial spaces — offices, retail, hospitality — choose flooring based on traffic levels, design requirements, and practical considerations. LVT and SPC in commercial grades (0.5 millimeter or thicker wear layer) withstand the heavy foot traffic of commercial environments. Loose-lay LVT — individual tiles or planks that are not interlocked — allows easy replacement of damaged sections in high-traffic areas without disturbing the surrounding floor. Office environments particularly benefit from the acoustic properties of LVT, which reduce the noise of footsteps and wheeled office chairs that tile floors amplify.
The finishing details of a flooring installation — transitions between different floor materials, profiles at doorways, skirting boards, and edge treatments — make the difference between a floor that looks professionally installed and one that appears amateurish. We invest careful attention in these details to ensure a polished, complete result.
Transition strips between rooms create clean boundaries where different flooring materials meet — typically at doorways between rooms with different flooring types. T-profile transitions join two floors of equal height. Reducer profiles bridge a height difference between a higher floor (new flooring over tiles) and a lower floor (existing tiles in an adjacent room). End profiles finish the flooring edge at external doorways, balcony thresholds, and fireplace hearths. We stock transitions in multiple finishes — brushed aluminum, matte black, wood-matching, and chrome — to complement the flooring and interior design.
Skirting boards and scotia trim conceal the essential expansion gap at wall perimeters. When installing new flooring, clients often take the opportunity to install new skirting boards that match the new floor. We supply and install MDF skirting in various profiles — from slim, modern 60-millimeter profiles to traditional 100-millimeter profiles with decorative molding. For installations where the existing skirting boards are being retained, scotia molding — a small concave trim — is fixed to the bottom of the skirting to cover the expansion gap. Scotia is available in colors matching common flooring ranges for a discreet, coordinated appearance.
Under-door clearance is a practical consideration when installing new flooring over existing tiles, as the additional floor height may reduce the clearance beneath doors. We measure door clearance before installation and, where necessary, trim the bottom of doors to accommodate the new floor height. This trimming is performed cleanly with a circular saw or multi-tool, and the cut edge is sealed to prevent moisture absorption. In most installations, the additional height of SPC or LVT (typically 4 to 6 millimeters including underlay) does not require door trimming, but thicker engineered wood installations may necessitate adjustment.
Stair nosing and step profiles are required when the flooring installation extends to a staircase. Stair nosing profiles — matching or complementary aluminum or wood trims — wrap the edge of each step, providing a durable and visible leading edge that enhances safety. We install matching LVT or engineered wood on stair treads and risers, with nosing profiles at each step edge. Staircase flooring installation is more labor-intensive than flat floor areas, requiring precise cutting for each tread and careful alignment of patterns across multiple steps.
Pipe and obstacle cutting ensures a neat finish around radiator pipes, door frames, and other floor-level obstacles. We use specialist tools — multi-tools for intricate cuts around door frames and core cutters for circular pipe penetrations — to achieve tight, clean fits. Expansion allowance is maintained around all fixed obstacles, with the small gap filled by a matching sealant or concealed by the fixture base plate. These details require patience and precision, and they are where the skill of an experienced installer becomes most apparent.
