Five steps, and the first one is the one that decides everything else.
1. Survey. We look at your distribution board, the main incoming breaker rating, whether the supply is single-phase or three-phase, what spare capacity is realistically available, where the board sits relative to the parking bay, and what the cable route between them looks like. In an apartment we also establish where your bay actually is, which is frequently on a different level from your meter.
2. Load assessment. A charger is a large, sustained load: it runs at close to its full rating for hours, unlike almost anything else in the home. The question is not only whether the supply can carry it, but whether it can carry it at 9pm when the AC is running flat out, the water heater is on and the oven is going. Where the headroom is tight, load management is the answer rather than a bigger supply.
3. Charger selection. Matched to your car's onboard charger, your supply, where it will be mounted and how you want to control it.
4. Installation. A dedicated circuit from the board, correctly rated and protected, run in suitable containment to the charger position, terminated and tested.
5. Commissioning and handover. Testing, functional check with the vehicle, app and network setup, and showing you how it works.
The four charger brands we see most often in Dubai homes are:
Tesla. The Tesla Wall Connector is the common choice for Tesla owners and works with other Type 2 vehicles as well. It is a tethered unit with its own cable, and it supports power sharing across multiple units.
BYD. With BYD's volume in this market, BYD's own wall boxes are increasingly what customers arrive with. They install like any other Type 2 wall box and work with other Type 2 cars.
Wallbox. A widely used independent brand with compact units, strong app control, load-management features and both tethered and socketed versions.
ChargePoint. Well-established units with solid app and scheduling functionality, commonly specified where charging needs to be tracked or where several users share a charger.
Beyond those four we source other brands on request and install compatible units you supply yourself. Availability is confirmed in writing before you commit. The installation engineering is the same in each case (supply, protection, route, mounting and commissioning), and what varies is the manufacturer's specific requirements, which we follow.
Vehicles. Type 2 is the standard AC connector on the electric cars sold here, Tesla included, so a correctly specified Type 2 charger will serve a Tesla, a BYD, a Polestar or anything else with a Type 2 inlet. Plug-in hybrids charge from the same equipment, generally at a lower rate.
This is the part that separates a proper installation from a wall box screwed to a wall.
Single-phase or three-phase. Many Dubai villas have a three-phase supply; many apartments are single-phase. This is the single biggest determinant of how fast you can charge at home, because a three-phase supply unlocks the higher charging rates and a single-phase supply caps you regardless of what charger you buy.
Main breaker rating and spare capacity. We read the incoming protection and assess what is already connected. In a Dubai villa the dominant loads are the AC units, and they run hard for months. Adding a sustained 7kW or 11kW load to a board that is already close to its limit on a July evening is how you end up tripping the main breaker at exactly the moment it is most inconvenient.
Load management. Rather than upgrading the supply, most homes are better served by a charger with dynamic load balancing. A current sensor on the incoming supply tells the charger how much capacity is spare in real time, and the charger throttles itself so the total never exceeds the main protection. The car charges more slowly when the house is busy and speeds up when it is not, and because the car is plugged in for eight or more hours overnight, the practical difference is usually none at all. This is nearly always cheaper and faster than any supply alteration.
Where the headroom genuinely is not there, the options are load management with a lower charger rating, a scheduled charging window, or an application to change the supply. We will tell you which situation you are in after the survey rather than before it.
Board work. Adding a dedicated circuit means work at the distribution board: a spare way, the correct protective devices, and correct labelling. This is carried out by our electricians as a contractor working under a DEWA-enrolled electrical scope. See electrician services.
Chargers are marketed in kilowatts and it is worth translating.
The limit is usually the car, not the charger. Every EV has an onboard charger with a maximum AC input, and the car will only take what that unit can accept no matter what is offered. Installing a 22kW charger for a car that accepts 11kW gives you 11kW. That is why we ask which car you have before recommending a unit: spending more on a faster charger the car cannot use is the most common avoidable cost in this whole job.
DC fast charging, the high-power public chargers, is a different technology and is not installed in homes. Home charging is AC (alternating current) charging, where the car's own onboard charger does the conversion.
Tethered or socketed. A tethered unit has its own permanently attached cable, which is more convenient day to day and means the cable is always there. A socketed unit takes your own portable cable, which keeps the wall unit smaller and lets you use different cable lengths. Tethered cable length matters: check it reaches your car's charge port from where the unit will be mounted, allowing for how you actually park.
Smart or basic. A connected charger gives you scheduling, consumption data, remote start and stop, load management and, where several people use it, access control. A basic charger just charges. For a single household with a dedicated bay, either works. For anything shared, or where you want to schedule charging, the connected unit is worth it.
Load management capability. If your supply headroom is limited, which it often is, this is not optional, it is the feature that makes the installation possible.
Ingress protection and heat. A charger in an open carport, an uncovered bay or a location catching afternoon sun needs an appropriate ingress rating and an ambient temperature rating that suits Dubai. Some units reduce their output when they get hot. Mounting out of direct sun is free and worth doing.

Villas are usually the more straightforward installation, and often the better one, because you control the property and the parking.
The typical arrangement is a dedicated circuit from your distribution board, run in conduit or armoured cable to a wall-mounted charger in the garage or carport, positioned so the cable reaches the car's charge port comfortably.
The variables: how far the board is from the parking position, which sets the cable run and therefore the cost; whether the route is inside the building, buried outdoors or surface-run externally; whether the garage is enclosed or open to the weather; and whether you have a three-phase supply, which decides your maximum charging rate.
Two cars. If there is a second EV now or likely later, this is the moment to plan for it. Two chargers with power sharing between them, or a single charger positioned so both bays can reach it, are both far cheaper designed in now than retrofitted after the wall is closed up.
Solar. If the villa has a rooftop solar installation, some chargers can be set to prioritise surplus generation. That is a configuration question at commissioning rather than an installation difference.
Community rules. Even in a villa, the community may want the contractor registered with insurance on file and a work permit before the crew starts. We handle that.
Apartment charging is entirely doable and it is a different problem.
Where is your bay? In many towers the allocated bay is not near your apartment's meter, and may be several levels away. The cable run from your meter position to the bay is often the largest single element of the installation cost, and it usually passes through common areas.
Whose permission is needed. Installing a charger in a shared car park generally requires the building owners' association or management's approval, because the cable route, the fixing and the charger itself sit in common property. Some buildings have an established process and an approved arrangement; others have never had the request. Some have already installed shared charging infrastructure that you can be connected to instead.
How the electricity is billed. The usual arrangement is that the charger is fed from your own apartment supply so the consumption lands on your bill. Where that is not physically practical, buildings sometimes use a separate metered supply. This is set by the building, not by us, and it is worth establishing early because it affects the whole design.
Cable routing in common areas. Runs through car parks are surface-mounted in proper containment, fixed to the structure along agreed routes, penetrating fire compartments only where that is permitted and correctly sealed. Buildings usually want the route agreed in advance and the containment to look tidy, because yours will not be the last one.
If you rent. You will need the owner's consent as well as the building's before installation, and it is worth agreeing in writing at the outset what happens to the charger when you leave: whether it stays, is removed, or transfers. That is a matter for you and the owner to agree; we can supply the technical detail either party needs.

The cable run is the physical heart of the job.
Route. As direct as the building allows, avoiding heat sources, sharp edges and areas where it could be damaged by a vehicle. Internal runs go in conduit or trunking; external runs use armoured cable or UV-stable containment; buried runs go at proper depth with warning tape and duct where a future dig is conceivable.
Sizing. Cable is sized for the load, the length of the run and, importantly here, the ambient temperature. High ambient temperatures reduce a cable's current-carrying capacity, so a cable that would be adequate in a cooler climate may not be adequate in a Dubai garage or a surface run in direct sun. Voltage drop over a long run is the other constraint, and long apartment runs are exactly where it bites.
Penetrations. Every hole through a wall, slab or fire compartment is made and sealed properly. In towers this is not a detail; it is what building management will look at.
Mounting. The charger is mounted at a comfortable working height, on a substrate that will take it, positioned so the cable reaches the car's inlet without stretching across a walkway, and where possible out of direct sun. Trip hazards from a trailing cable are a real and avoidable problem.
Making good. Chases filled, penetrations sealed, containment aligned, and the area left clean. If painting or tiling has to be disturbed, we can make that good too: see painting services.
Three separate permissions can apply, and which ones depend on where you live.
The building or community. For anything in shared space, or anything visible externally, expect the building management or community to want to approve it. They will normally want the contractor registered, insurance certificates on file, a work permit, and often a description of the cable route. Approval timelines belong to them.
The property owner. If you rent, the owner's consent is needed for a permanent fixture and a new circuit.
The supply. Where the installation involves a change at the distribution board or affects the DEWA supply, it is carried out by a contractor working under a DEWA-enrolled electrical scope. We are one.
We handle the site-level requirements (registration, insurance certificates, permits and coordination with security and building management), and we tell you at survey stage which approvals your particular situation is going to need, so nothing surfaces on installation day.
A home charger is one of the largest continuous loads in a residential installation, and the design has to reflect that rather than treating it like another socket.
Dedicated circuit. The charger gets its own circuit and its own protection. It does not share with the garage lights or the sockets.
Overcurrent and earth-fault protection. Sized to the charger, with residual current protection appropriate to the unit. Many modern chargers include DC fault detection built in, which affects which type of RCD is required upstream: the manufacturer's instructions specify it and we follow them, rather than fitting a generic device.
Earthing. The earthing arrangement is checked as part of the survey, because it is fundamental to the safety of any installation where somebody stands outdoors touching a metal vehicle connected to the mains.
Heat. Dubai ambient temperatures affect three things: cable current ratings, which have to be derated; the charger itself, since some units reduce output at high internal temperatures; and enclosure life, because UV degrades plastics and seals. Position, containment choice and cable sizing all account for this.
Surge. Long external runs increase exposure, and surge protection at the board is worth discussing where the installation and the property warrant it.
Once the installation is complete we test it, energise it, and run an actual charging session with your car connected: not just a green light on the unit.
Then we set it up for how you will use it: connecting the charger to your Wi-Fi and the manufacturer's app, creating your account and pairing the unit, configuring load management and the current limit for your supply, setting up any charging schedule you want, enabling access control if the charger is shared, and setting the charging current in the car itself where that matters.

Charging at home. Home charging bills through your normal DEWA account and uses the residential slab tariff. The slab is progressive: the first 2,000 kWh per month costs 23 fils/kWh, the next 2,000 kWh cost 28 fils/kWh, 4,001 to 6,000 kWh cost 32 fils/kWh, and above 6,000 kWh costs 38 fils/kWh. On top of that, DEWA adds a monthly fuel surcharge and 5% VAT applies to the tariff. Which slab your charging sits in depends on the rest of the household's electricity use in the same month.
Charging at a public DEWA station. Since 6 September 2024, public EV charging in the UAE is set at a single unified tariff by Cabinet Resolution No. 81 of 2024. At DEWA Green Charger stations that means AED 0.70/kWh plus VAT for AC (slow) charging and AED 1.20/kWh plus VAT for DC (fast and ultra-fast) charging. Home charging is therefore materially cheaper per kWh than public charging, which is one of the reasons a proper home installation pays back over the life of the vehicle.

Rather than quote a figure that may not still apply to your property, we check the current DEWA position at survey stage for the exact charger and property you have in front of us, and confirm what applies to you in writing on the quote. Common faults on installed chargers: a unit that will not start a session because of a communication fault with the car; a charger dropping to a lower current because load management is active or the unit is hot; a tripped protective device, which is a signal to investigate rather than simply reset; a connector that has been dropped and damaged; and app or network connectivity problems, which are usually the router rather than the charger.
We diagnose and repair installed chargers, including units we did not install. In many cases the fault is in the supply or the protection rather than the charger, which is precisely why an electrical contractor rather than a device installer is the right call.
Where the charger is one item on a longer list at the property, it is usually simpler to have one contractor across all trades than a separate number for each, and routine upkeep can run under our maintenance packages.
Warranty. Warranty terms for your job are confirmed in the written quotation. The charger unit itself carries the manufacturer's warranty, and we register it and hand you the documentation.
We survey, then quote in writing before any work begins. The quote states the charger being installed, the circuit and protection, the cable route and length, the containment, any board work, any making good, and the commissioning included.
The things that move the price: the distance from your board to the parking position, which is the dominant factor in apartments; whether the route is internal, external or buried; whether the board has a spare way or needs work; whether load management hardware is required; the charger unit itself; and whether building approvals require out-of-hours working or particular containment.

All of them, and the reason is duller than the question suggests.
Every electric and plug-in hybrid sold new in the UAE uses Type 2 for AC charging, which is the connector a home wallbox provides. That is a standard, not a brand feature. A Type 2 wallbox charges a Tesla, a BYD, a Geely, a Jetour and a Porsche identically.
The Chinese brands now dominating Dubai forecourts are all Type 2 for home charging: BYD, Geely, Jetour, Changan, Chery, MG, GAC, Haval, Zeekr, Deepal, Denza, Omoda, Jaecoo, Avatr, Soueast, Xpeng, NIO, Li Auto, Dongfeng, Exeed, BAIC, JAC, Hongqi, Lynk & Co, Maxus, Voyah, Bestune, Aito, Forthing, Skywell, Rox Motor, Leapmotor, Seres, Neta and Wuling.
So are the Koreans, Hyundai and Kia, and the Japanese, Nissan, Toyota and Lexus. So are the Germans — BMW, Mercedes, Audi, Porsche, Volkswagen and Cupra — plus Volvo, Polestar, Lotus and Lucid.
Tesla is the one worth a sentence of its own. Newer Teslas in this market take Type 2 like everything else. Tesla's own Wall Connector is a fine choice, and a third-party Type 2 unit works just as well. We install either.
What actually changes your quote is not the badge:
Your car's onboard charger. This decides how fast the car can accept AC power, not the wallbox. A car limited to 7.4 kW charges at 7.4 kW from an 11 kW or a 22 kW unit. Paying for 22 kW when the car cannot use it buys nothing. Tell us the model and we will tell you what it can take.
Your supply. Single-phase caps you at 7.4 kW. Three-phase opens 11 kW and 22 kW. Most Dubai villas can be brought to three-phase; most apartment parking bays cannot, without the building.
The cable run. Metres from the distribution board to the bay is the single biggest variable in an apartment.
DC fast charging is not a home product. CCS2 rapid charging belongs to DEWA Green Charger sites and commercial installations. If someone quotes you a DC unit for a villa, ask why.

That layer is often the one that actually sets your install date.
