MEP stands for mechanical, electrical and plumbing — the half of a building nobody sees until it fails. We work as an MEP contractor and electromechanical company across Dubai, taking the three disciplines under one contract, one programme and one point of accountability.

Most problems on a Dubai fit-out are not caused by any single trade being bad. They are caused by three trades being managed separately, so the duct route, the cable tray and the drainage fall are all decided independently and only meet on site, in a ceiling void, when it is too late to move any of them.

Mechanical. Ducted and split air conditioning, ductwork, FCU and AHU installation, ventilation and extract, chilled water connections where the building runs on district cooling, and the balancing that decides whether the system delivers the air it was designed for.

Electrical. Distribution boards, sub-mains, containment and cable tray, small power and lighting circuits, emergency lighting, earthing and bonding, and load calculations that hold up when the authority asks for them. Our electricians hold DEWA enrolment.

Plumbing. Hot and cold water, drainage and waste, floor drains and falls, water heaters, pumps and pressure sets, and the fire-fighting connections where the scope includes them. See our plumbing page for standalone work.

Where the money is lost, and how coordination saves it

Services coordination before anything is fixed. The ceiling void is the most contested space in any Dubai fit-out. Ductwork needs depth, cable tray needs access, drainage needs fall, and sprinklers need coverage. When those are drawn together first, everything fits. When they are not, something gets re-routed at the point where re-routing costs the most.

One programme instead of three. Second fix cannot start until first fix is signed off, and first fix cannot be signed off while one trade is still waiting for another. A single MEP contractor sequences that internally rather than through three sets of emails.

One party accountable at handover. When the drainage is slow and the electrical contractor blames the plumber, you own the problem. Under one MEP contract you do not.

Authority approvals and inspections

MEP is the part of a fit-out most exposed to approvals, and the approving body depends on the land rather than the district. Dubai Municipality is the default where no zone instrument applies. Trakhees governs Nakheel-owned land and specified zones. DDA governs its own zones. Free zones such as JAFZA run a parallel route. Boundaries have moved over the years, so we confirm the authority from the property documents — the title deed or the Ejari — rather than assuming it from the address.

DEWA connections, meter applications and energisation sit on their own timeline and are usually the longest lead item on the programme. We start them first, not last.

In an apartment or a tower, the owners association or management company decides access, working hours, the service lift and the deposit before any authority is involved. That layer is often the one that actually sets your start date. Towers on district cooling (Empower or Emicool) need the provider's approval for any change in cooling capacity, with BTU metering to match.
