A maintenance visit on a chiller typically covers:

  • Cleaning condenser coils and restoring airflow around the unit

The point of the readings is worth stating clearly: maintenance is not a cleaning visit. The value is in noticing that approach temperatures are drifting, that a compressor is drawing more than it did in March, or that a pressure differential has changed: months before anything trips.

Chiller repair, breakdowns and reactive call-outs

Planned maintenance reduces breakdowns; it does not abolish them. When something does fail:

Tell us what the plant is doing (running and not cooling, tripped and not restarting, cycling on and off, making a noise it did not make before), and what the building is experiencing. Give us any fault code on the controller and any recent readings you have. Those three things usually narrow the diagnosis before anyone arrives.

We attend, diagnose the actual fault, and give you a written quote for the repair before chargeable work starts. Where a temporary measure will keep the building usable while a part is sourced, we will tell you what it is and what it does not fix.

Planned preventive maintenance schedules

Planned maintenance means a fixed schedule with a defined scope, agreed in advance, rather than a contractor appearing when something fails. Planned chiller servicing is booked around the plant and the way the building is used rather than around the next breakdown.

How we set one up:

  1. Asset survey. We list what is actually installed: every chiller, AHU, FAHU, FCU and VRF unit, with location, access route and condition. On a lot of Dubai buildings this is the first accurate list anyone has had, because equipment has been added, replaced and abandoned over the years.
  2. Frequency by asset and by risk. Filters and condenser coils need attention far more often in Dubai than a generic schedule suggests. Some plant needs quarterly attention, some annual, and the equipment whose failure stops the business needs more than the rest.
  3. Seasonal weighting. The most useful visit of the year is the one before summer starts, not the one after it has already exposed the weak points.
  4. A written scope. What is included, what is excluded, what happens with consumables and spare parts, and what a call-out outside the schedule looks like.
  5. Access planning. Permits, out-of-hours slots, keys, hatch locations and who to contact. Access failures, not technical problems, waste a large share of maintenance visits in Dubai towers.

Air-cooled and water-cooled chillers

Air-cooled chillers reject heat straight into the outside air, usually from a roof or a plant yard. They are simpler, they need no cooling tower and no condenser water system, and they are extremely common on Dubai offices, retail units, schools, clinics and mid-sized buildings.

Their weakness in this climate is exactly what they depend on. Rejecting heat into 45°C air is hard work, and anything that reduces airflow across the condenser makes it harder. Dust builds a blanket on the coils within weeks. Units get boxed in by later construction, storage or screening. Adjacent units end up recirculating each other's hot discharge air. Every one of those pushes head pressure up, cuts capacity, raises consumption and shortens compressor life. Condenser cleaning and clearance are the highest-value routine work on an air-cooled chiller in Dubai, by a distance.

Water-cooled chillers reject heat into a condenser water circuit served by a cooling tower. They are more efficient and are used on larger buildings, but they bring a water system with them: towers, pumps, water treatment, strainers and the risk of scale, fouling and biological growth. Water quality is the whole game: fouled condenser tubes destroy efficiency quietly, and untreated tower water is a genuine health issue, not just a maintenance one.

Common chiller faults in Dubai conditions

The building is not getting cold enough but the plant is running. Almost always capacity loss rather than outright failure. Dirty condensers, low charge, fouled tubes, a compressor not staging correctly, or chilled water flow that is lower than design.

High head pressure trips in summer. The classic Dubai fault. The chiller cannot reject heat fast enough because the condenser is dirty, obstructed, recirculating its own discharge, or has failed fans. It usually trips at the hottest part of the afternoon and resets overnight, which is why it gets ignored for weeks.

Short cycling. The chiller starts and stops repeatedly instead of running steadily. Hard on compressors, and usually a control, flow or load-matching problem rather than a mechanical one.

Low flow and pump problems. Blocked strainers, failed pumps, closed or seized valves, air in the system. The chiller can be perfect and the building still be warm if the water is not moving.

Refrigerant leaks. Persistent capacity loss with no obvious fault. Topping up without finding the leak is not maintenance.

Control and sensor faults. Drifting sensors, set points changed by someone chasing a complaint, failed safeties, or a building management system talking to plant that no longer matches what it thinks is installed.

Electrical faults. Contactors, starters, terminations and supply issues, all of which get worse in a hot plant room. Electrical work is carried out to DEWA requirements.

Water side fouling and scale on water-cooled systems, which reduces heat transfer steadily until the numbers stop making sense.

If your plant is doing one of those things now, send the fault code off the controller and any readings you have with your message. That is usually enough for us to tell you which of those it looks like before anyone is booked in.

VRF and VRV system servicing

VRF and VRV systems (one outdoor unit serving many indoor units, each independently controlled) are now standard in Dubai offices, villas, showrooms, clinics and mixed-use floors. They are efficient and flexible, and they need genuinely different maintenance from a split system.

Servicing covers:

  • Outdoor unit condenser coil cleaning and clearance, which matters as much here as it does on a chiller
  • Refrigerant charge verification and leak checking across the whole pipework network, which on a VRF system can be extensive and runs through the building fabric
  • Indoor unit filters, coils, fans and drainage: every unit, not the accessible ones
  • Drain pumps and drainage on ceiling-concealed units, a common source of water in ceilings
  • Branch controllers and distribution boxes
  • Control system, addressing, zoning and thermostats
  • Error history read from the controller, which usually tells you what has been happening between visits
  • Electrical connections and current draw

Two things go wrong on VRF systems more than anything else. The first is that only the easy indoor units get serviced, so half the system quietly degrades. The second is refrigerant leaks: a large system has a lot of joints, a small loss is hard to see, and by the time performance is obviously poor the system has been running under-charged for a long time.

AHU servicing

Air handling units, the plant that conditions and moves large volumes of air around a building, carry a big share of the responsibility for whether a commercial space is comfortable and whether the air in it is any good.

Servicing an AHU covers:

  • Filters. The most important single item and the most commonly neglected. In Dubai dust loading is heavy and filters block faster than the manufacturer's schedule assumes. A blocked filter cuts airflow, reduces cooling and raises fan energy. A filter that has collapsed or been bypassed sends dust straight through to the coil and the ductwork.
  • Cooling coils. Cleaned properly, both faces. A dirty coil cannot transfer heat and cannot be compensated for anywhere else in the system.
  • Drain pans and drainage. Standing water in a drain pan is a hygiene problem and a source of smell throughout the building.
  • Fans, belts, bearings and motors. Alignment, tension, vibration and current draw.
  • Dampers and actuators, including fresh air and return dampers that have often seized in one position years ago.
  • Valves and control operation.
  • Casing, insulation and access panels, so the unit is sealed and can actually be worked on. Where panels or transitions are missing or damaged, we have fabricated duct sections and access panels made to the unit.
  • Airflow measurement to confirm the unit is still delivering what it should.

AHUs are also where indoor air quality problems in commercial buildings usually begin. If tenants complain of stuffiness, dust or smell, the AHU is the first thing to look at. See air quality assessment.

FCU servicing

Fan coil units are the small units serving individual rooms and zones: above ceilings in offices, hotel rooms, apartments and clinics, and throughout district-cooled buildings.

FCU servicing covers filter cleaning or replacement, coil cleaning, drain pan and drain line cleaning, drain pump testing, fan and motor checks, valve and actuator operation, thermostat and control checks, and correcting airflow at the grilles.

The two faults that generate most complaints:

Water coming through the ceiling. Nearly always the FCU drain: a blocked drain line, a fouled drain pan, or a failed drain pump. It is very common, it is cheap to prevent and expensive to ignore, because by the time it appears on the ceiling below the water has been sitting in the void for a while.

A room that will not cool while everything else works. Usually a blocked filter, a dirty coil, a failed valve or a fan that is not running at the speed it should be. Buildings with hundreds of FCUs frequently have a few that have never been properly serviced because they are behind a hatch nobody could find.

On multi-unit buildings we work through FCUs systematically and record what was done to each one, so the ones behind awkward hatches stop being invisible.

FAHU and fresh air units

Fresh air handling units bring outside air into a building and condition it before it is distributed. In Dubai that means taking extremely hot, humid, dusty air and turning it into something you can put into an occupied space, which is a demanding job and one that is very often under-maintained.

Servicing covers pre-filters and fine filters, cooling coils, drainage, fans and motors, dampers and actuators, heat recovery sections where fitted, and airflow verification.

Why it matters more than it looks:

  • Ventilation is what keeps a sealed building breathable. When a FAHU is throttled by blocked filters or has been switched off to save energy, CO2 climbs, the air feels stale and occupants get headaches and complain of stuffiness that no amount of extra cooling fixes.
  • It is the main dust entry point. Every gram of dust that gets past a FAHU filter ends up in the ductwork and in the building.
  • Humidity control. A FAHU that is not dehumidifying properly puts moisture into the building, which shows up as clammy spaces, condensation and eventually mould.
  • Pressure balance. Buildings rely on fresh air supply to stay slightly positive against outside. Lose it and you pull unfiltered hot air in through every door and gap.

Buildings and sites we work in

District cooling buildings: what is yours and what is not

A large share of Dubai's newer towers and communities run on district cooling. Chilled water is produced at a central plant and delivered to the building, so there is no chiller on site and no refrigerant in your apartment or office.

That changes the maintenance boundary, and it is a frequent source of confusion:

  • The provider's side is the plant, the distribution network and the delivery of chilled water to the building or to your energy transfer station.
  • Your side is everything after that: the FCUs or AHUs in your space, the pipework and valves within the premises, the controls and thermostats, the drainage, the filters and the ductwork.

Almost every "district cooling problem" complaint we attend turns out to be on the occupier's side: a blocked filter, a fouled coil, a seized valve, a failed thermostat or a drain pump that has given up. Those are entirely maintainable and they are the reason one office on a floor is comfortable and the one next door is not.

If you are in a district-cooled building, say so when you call. It changes the scope, the access and who has to approve the work.

Running cost and energy use

Cooling is the largest part of most Dubai commercial electricity bills, so maintenance has a direct financial return and it is usually the least glamorous items that produce it.

A dirty condenser makes a chiller work harder for the same cooling, every hour of every summer day. A blocked filter makes a fan work harder and delivers less air. A fouled coil transfers less heat. A refrigerant leak degrades performance long before it causes a fault. Set points that have drifted, or plant running outside occupied hours because a schedule was never corrected, cost money continuously and silently.

None of this is exotic. It is the same list every time, and it is why logging readings visit after visit is worth more than any single service.

We will not promise you a percentage saving, because that depends on your plant, your building and how it is run. What we will do is tell you what we found, what it is costing you in practical terms and what fixing it involves.

Records, reports and handover

You should be able to see what was done. After each visit you get a record of the assets attended, the work carried out, readings taken, faults found, parts used and anything recommended with a note of how urgent it is.

That matters for three reasons: it lets you see trends rather than isolated visits, it is what landlords, building owners and auditors ask for, and it stops the situation where nobody can say when a piece of plant was last touched.

Where a fault needs a decision from you, it comes with a written quote, not a verbal number. Nothing chargeable beyond the agreed scope proceeds without your approval.

What decides the price

We do not publish a maintenance rate, because a single air-cooled chiller on a small office roof and a mixed plant list across a tower are not the same product. What moves the figure:

  • Condition at the survey. Plant that has been maintained lightly for years needs catch-up work before a schedule means anything, and we quote that separately so you can see it.
  • Visit frequency. How often each asset is attended, which follows from its criticality rather than from one interval applied to everything.
  • Access. Permits, escorts, roof and plant room access, service lift booking, and whether the work has to happen out of hours or at night.
  • Scope boundaries. Whether consumables, filters and spare parts sit inside the schedule or are quoted as they arise.
  • Call-out cover. Whether you want reactive attendance included alongside the planned visits.

You get a written quote before any work begins, and a repair found during a visit is quoted before it is carried out. If you would rather move it forward on paper first, send the asset list and we will read it before the survey.

Warranty and what happens after a visit

Warranty terms for your job are confirmed in the written quotation. Chiller and commercial AC servicing and repairs are trade work, so they carry the workmanship warranty stated in your written quotation. Parts and equipment carry the manufacturer's own warranty, which we pass to you with the paperwork for the visit.

The warranty is on our work being right. It does not cover a filter that has never been cleaned between visits, plant that has been altered by somebody else afterwards, or a fault in equipment we have not been asked to maintain. If something we did is not right, we come back and put it right.

What a service actually covers: condenser and evaporator condition, approach temperatures, refrigerant charge, oil analysis on larger machines, and the cooling tower where one is fitted. Capacity is quoted in tons of refrigeration (TR), and one TR is 12,000 BTU per hour — worth knowing when comparing quotes that use different units.

Where a tower is served by Empower or Emicool district cooling, there is no chiller of your own; the provider owns the plant and any change in cooling capacity is a request to them with its own approval and BTU metering.

Frequently Asked Questions

How often should a commercial chiller be serviced in Dubai?

More often than the manufacturer's generic schedule assumes, because dust loading and summer ambient temperatures here are not the conditions those schedules were written for. Condenser cleaning in particular needs to happen well before it looks obviously necessary. The right frequency depends on the plant, the environment it sits in and how critical it is, and we set that out in the asset survey rather than applying one interval to everything.
