In practice that means we take responsibility for the parts of the job that usually get argued about. If the indoor unit is too small for the room, that is our calculation. If the drainage was run at the wrong fall and the ceiling stains six weeks later, that is our workmanship. If the building management stops the job because the work permit was never raised, that is our administration. Splitting a job between a supplier, an electrician and a "fitter" is where a lot of bad AC installations in Dubai come from, because every one of them can point at the other two.

What we need from you at the start is simple: access to the property, an idea of how the space is used, and a decision on whether you want us to supply the equipment or fit equipment you have already bought. Everything after that is our sequence to manage.

Load calculation: getting the size right before anything is ordered

The single most expensive mistake in a Dubai AC installation is buying the wrong size. It is also the easiest one to make, because the shortcut everybody uses, one ton per so many square feet, ignores almost everything that actually matters here.

A cooling load calculation works out how much heat a room gains and therefore how much cooling it needs, expressed in BTU or in tons. We measure the room, then account for the things that change the answer:

  • Glazing. A living room with floor-to-ceiling west-facing glass in a marina tower gains an enormous amount of heat in the afternoon. The same floor area with one small north window is a completely different load.
  • Orientation and shading. Which way the windows face, and whether a balcony or an adjacent tower shades them for part of the day.
  • Ceiling height. Double-height villa spaces and majlis areas hold far more air than the floor plan suggests.
  • Insulation and construction. An older villa with an uninsulated roof slab behaves nothing like a recent handover.
  • Occupancy and equipment. People, ovens, computers, servers and lighting all add heat. A home office with three screens is not a bedroom.
  • Fresh air. Anywhere that needs a supply of outside air is pulling in Dubai's summer air and cooling it from scratch.

Oversizing is as damaging as undersizing. A unit that is too big cools the air quickly, hits the set point and shuts down before it has removed any real amount of moisture. You end up with a room that is cold and clammy, an outdoor unit that short-cycles and wears out faster, and higher bills. Undersizing gives you a unit that simply never stops running from June to September and never gets the room where you want it. We size for the peak day, not the average one.

Types of AC we install

Ducted aircon

The default on Dubai villas and larger apartments: one concealed indoor unit feeding several rooms through ductwork, with the grilles the only visible part. We handle the unit, the ductwork, the grilles and the balancing. A ducted system quoted without the ductwork is not a quote. Also referred to as an ac duct system.

Fan coil units (FCU)

If your building runs on district coolingEmpower or Emicool — there is no condenser of your own; chilled water arrives from the plant and an FCU in each zone does the work. We service, replace and reposition FCUs, and coordinate with the building where the chilled water supply is theirs rather than yours.

Wall-mounted split

One indoor unit, one outdoor unit, room by room. The most common single-room solution in Dubai apartments.

Multi-split

One outdoor unit serving several indoor units, for when balcony or roof space will not take one condenser per room.

Ceiling cassette

Four-way and one-way, recessed into a false ceiling. Common in offices, shops and open-plan villa living areas. The cassette ac is one of Dubai's more common commercial fits.

Package units

Self-contained, usually roof-mounted package unit ac, on villas and light commercial.

Window units

Still the practical answer in some older buildings, labour accommodation, site offices and portacabins, where there is no realistic route for split pipework.

VRF and VRV

Variable refrigerant systems for whole buildings and large villas, with individual zone control.

Floor standing

Floor standing units, including the floor standing ac 5 ton machines used in showrooms, prayer rooms, site offices and anywhere a wall or a ceiling will not carry the load.

Concealed

Concealed units where the ceiling void or the layout rules the others out.

AHU and FAHU

AHU and FAHU work on larger buildings.

Central AC

Central AC — where a whole villa or floor runs from one plant rather than room-by-room units, we install, replace and re-commission the system, including the ductwork and the zoning that makes it usable.

Brands we install and service

O General and Super General are the two names Dubai asks for most, and we install, service and source parts for both across the full range, including the 2 ton and 3 ton splits that end up in most villa bedrooms here.

Then Daikin, Carrier, Gree and Midea, which between them cover most of what is fitted in villas and apartments here. Also LG, Mitsubishi, Haier, Samsung, Hisense, Rheem, AUX, TCL, Hitachi, Panasonic, Voltas, Aftron and Nikai.

On commercial and specified work, York, Trane, Zamil, SKM, Petra and Fujitsu are the names that arrive on drawings rather than from a showroom. Usually ducted, package or chilled-water systems chosen by a consultant, and we work to the specification as issued.

If your unit is not listed, send a photo of the nameplate. Most of what is fitted in Dubai is a rebadge of a platform we already carry parts for.

1 ton suits a small bedroom or a study. 1.5 ton is the most common single-room size in Dubai apartments. 2 ton covers a large bedroom or a small living room. 2.5 ton a big living space.

4 ton and 5 ton are where villa and light commercial work begins, usually ducted or a package unit rather than a split. Both are sizes Dubai searches for by name.

7.5 ton, 10 ton, 15 ton and 20 ton are the sizes we install on large villas, warehouses, showrooms, restaurants and offices — package units, rooftop units and ducted systems rather than anything wall-mounted. We install and service up to 10 ton as standard and larger on specified projects. If your consultant has issued a schedule in tons or in TR, send it and we will price to the schedule.

Undersizing is the most common mistake we are called to fix: a unit that runs constantly, never reaches setpoint, and puts the whole cost onto your DEWA bill. Oversizing is the second — a unit too large short-cycles, never runs long enough to pull humidity out of the air, and leaves a room that is cold and clammy at the same time. We do a load calculation rather than matching whatever was there before.

Our AC technicians are on our own payroll, not subcontracted. The technician who surveys the job is the one accountable for it. When Dubai searches for an ac technician, ac technician near me, ac company, or hvac service — that is who arrives.

The equipment is only half the job. Where the property sits changes everything about how the installation runs.

Apartments in towers. The hardest part is rarely the AC. It is access. Most towers require a work permit raised with building management before tools arrive, a service lift booking with a fixed time window, and protection of common areas. Many restrict working hours and almost all restrict weekend work. Outdoor unit positions are usually fixed by the building: you cannot simply hang a condenser off a balcony rail because the elevation is controlled by the developer. We deal with the permit and the lift booking as part of the job.

Villas. More freedom, more work. Villas often need long pipe runs, condenser platforms, roof or side-yard positions, and in older properties a genuine look at whether the existing distribution board can carry another unit. Villa jobs are also where oversizing shows up most, because rooms vary enormously in size and glazing across one house.

Townhouses and newer communities. Usually a developer NOC is needed for anything that touches the facade, the roof or a shared wall, even when the work itself is small.

District cooling buildings. In a district-cooled tower there is no condenser and no gas. Chilled water is delivered to your apartment from a central plant and your unit is a fan coil that passes air across a chilled water coil. What can be installed there is different, the approvals are different, and much of what applies to a split AC does not apply at all. If your building is on district cooling, say so when you call: it changes the scope before we even visit.

DEWA connection, building NOC and developer approvals

We prepare the approvals. Whether we submit these on your behalf or prepare the documentation for you to submit is confirmed when we quote, because it varies by community and by building. Either way you are not working it out alone, which is one of the main reasons people call a contractor rather than a fitter.

DEWA. Where the work adds electrical load or alters the connection, we carry it out to DEWA requirements as a contractor working under a DEWA-enrolled electrical scope. A new AC is a new load. Adding several units to a villa that was wired years ago is a real electrical question, not a formality: the supply, the distribution board and the circuit protection all have to be adequate for what you are asking them to run. We make the connection compliant rather than improvised.

Building NOC. Most managed buildings require a no-objection certificate before AC work starts. That normally means submitting the scope, the contractor's trade and insurance documents, and sometimes a method statement, then waiting for approval. Timelines are set by the building, not by us, which is why we start this as early as possible in the job rather than on the morning the crew is due.

Developer NOC. In master-planned communities the developer controls anything that changes the external appearance: condenser positions, brackets, roof penetrations, pipe routes on an elevation. This is separate from the building NOC and has its own process.

Work permits and access. Hot work, working at height and out-of-hours work generally need their own permits from the building. So does the service lift.

You do not need to chase any of this. Tell us the building or community and we will tell you what is required, prepare it, and confirm at quote stage who lodges it.

If you already know the building and the floor, send that with your first message. We will tell you which of these approvals apply to your job, and roughly how long they take, before we quote anything.

Replacing an old AC unit

Replacing an existing AC is usually straightforward, and occasionally it is not, so we look before we quote.

What we check on a replacement:

  • Whether the existing pipework can be reused. Copper that has been in a wall for fifteen years, or that was sized for a different refrigerant and a different capacity, is not automatically fit to carry a new system. Reusing bad pipework is a common cause of a brand new AC that never cools properly.
  • Drainage. Old drain routes are the usual source of an AC leaking water into a ceiling. If the fall is wrong or the line is half blocked, a new unit will not fix it.
  • The electrical supply. Modern inverter units have different starting characteristics and different isolation requirements.
  • The condenser position. Old outdoor units are often crammed into spaces with no airflow around them, which quietly costs you cooling and shortens the life of the new unit if it is put back in exactly the same spot.
  • Whether replacement is the right call at all. If the unit is a few years old and the problem is a single failed component, we will say so. Selling a new system to somebody who needs a repair is a short-term business.

Old units are removed and taken away as part of the job.

Supply and install, or install only

Both are fine.

Supply and install. We specify the unit against the load calculation, supply it, and install it. You get one point of responsibility for the equipment and the workmanship, and the manufacturer warranty is registered against a compliant installation.

Install only. If you have already bought a unit, or the developer or landlord is providing equipment, we will fit it. In that case the equipment warranty stays with the supplier and our workmanship warranty as stated in your written quotation covers our installation. We will tell you honestly at the survey if a unit you have already bought is the wrong size for the space, because we would rather have that conversation before it is on the wall.

We are not tied to one manufacturer, so the recommendation at the survey is based on the space, not on what we have in a warehouse.

AC relocation, dismantle and reinstall

Moving out, moving in, or reorganising a space:

  • Dismantle and removal. Units taken down properly rather than cut off the wall, so they can actually be reused.
  • Reinstall at a new property. New pipework, new drainage, new brackets, tested and commissioned at the other end.
  • Relocation within the same property. Common during renovations, when a wall moves or a room changes use.
  • Handover and exit condition. Landlords and building managers frequently require the property to be returned in a specific state. Wall repairs and making good are part of the job.

A relocated unit is not the same as a new one, and we will tell you at survey if a unit is not worth moving.

Commercial and office AC installation

Commercial installations are less about the equipment and more about sequencing and disruption.

We install AC for offices, retail units, clinics, restaurants, salons, warehouses and labour accommodation. The differences that matter:

  • Fit-out coordination. In an office fit-out the AC has to be designed alongside the ceiling, lighting, sprinklers and partitions. Zoning has to follow the final furniture layout, not the empty shell.
  • Occupied premises. Most commercial work happens out of hours or in phases so the business keeps trading. That has to be planned with building management before it is priced.
  • Heat loads that are not people. Server rooms, commercial kitchens, retail lighting and treatment rooms all have loads that a normal office calculation will miss badly.
  • Zoning and control. A shop floor, a stock room and a manager's office should not be on one thermostat.
  • Landlord approvals. Commercial premises usually sit under a landlord's fit-out rules on top of the building NOC.

If you are fitting out a unit and the AC is one line in a larger scope, we can work as part of the wider programme. Where the building runs on central plant rather than individual units, what you need is chiller and AHU servicing rather than an installation, and we will say so at the survey instead of quoting you for the wrong thing.

What happens on installation day

The order runs roughly like this.

  1. Protection. Floors, walls and finished surfaces covered before anything is carried in. In apartments, common areas and the service lift as well.
  2. Marking out. Indoor and outdoor positions confirmed on site against the drawing, so anything that has to change is caught before a hole is made.
  3. Pipework and drainage. Copper run and connected, drainage run with a proper fall to a legitimate discharge point. This is the step that decides whether you get water in a ceiling later.
  4. Bracketing and mounting. Outdoor units mounted on brackets or a platform, level, with clearance around them for airflow, and with vibration isolation so the neighbours do not hear it.
  5. Electrical connection. Isolation and circuit protection installed correctly, terminations made properly.
  6. Pressure testing and vacuum. The system is tested for leaks and evacuated before it is charged. Skipping this is invisible on the day and fatal within a season.
  7. Commissioning. The system is started, temperatures and airflow checked, controls set up and drainage confirmed to be running away.
  8. Clean up and handover. Debris and packaging removed, the system demonstrated to you, filter access and basic maintenance explained.

Timescales depend on the property, the number of units and how quickly approvals come back from the building. We will give you a realistic sequence at the quote stage rather than a number designed to win the job.

What decides the price of an AC installation

We do not publish a rate for AC installation, because the same brief produces very different jobs in two different buildings. What actually moves the number:

  • How many units, and what type. A single wall-mounted split and a ducted system serving five rooms are different pieces of work before anyone talks about the equipment.
  • Whether the pipework route already exists. Reusing a sound existing route is a short job. Cutting a new route through finished walls and ceilings, and making good afterwards, is not.
  • Supply and install, or install only. Whether the equipment is in our scope or yours changes what is being priced.
  • The condenser position and how it has to be mounted. A ground-level platform, a bracketed wall position four floors up and a roof run with a long pipe route are three different amounts of work.
  • How much electrical work the distribution board needs. An older villa board that cannot carry another unit turns an AC job into an electrical job as well.
  • The building's approvals and access. Where the NOC, the work permit and the service lift slot force the crew into evenings or weekends, the job takes longer than the same work in an empty villa.

You get a written quote before any work begins, setting out what is included and what is not.

Warranty and what happens after handover

Warranty terms for your job are confirmed in the written quotation. On a new AC installation that covers our work: the pipework, the drainage, the electrical connection, the mounting and the commissioning.

Equipment is covered separately by the manufacturer's warranty on the units themselves, for the period that manufacturer sets. Where we supply the equipment, we register it and hand you the documentation.

The warranty is on our work being right. It is not a maintenance contract, and it does not cover a filter that has never been cleaned or damage caused by someone else working on the system afterwards. A new AC in Dubai still needs servicing: dust is relentless here, and a system that is never cleaned loses cooling and costs more to run whether or not it is new. If you want that handled, we run maintenance packages separately.

How do I know what size AC I need?

You do not need to work it out. We measure the space and calculate the cooling load, taking in glazing, orientation, ceiling height, insulation, occupancy and equipment. The guideline figures used online are averages for other climates and they routinely produce units that are too small for a west-facing Dubai living room and too big for a bedroom. Sizing is part of the survey, not an extra.
