A failing water heater can release its entire contents, typically 50 to 100 litres, onto the floor of the utility room or bathroom where it is installed. In Dubai, where most apartments have electric storage water heaters, a tank leak creates both a water damage risk and an electrical safety hazard. If your water heater is leaking, turn off the power supply to the heater at the DB board and shut off the cold water inlet valve. If the leak is significant, also shut off the main water supply to prevent the tank from continuously refilling and overflowing.

How to Shut Off Your Water Supply in Dubai

Knowing how to shut off your water supply quickly is the most valuable piece of knowledge you can have during a water leak emergency. The faster you stop the flow, the less damage you will sustain.

Shutting Off Water in a Dubai Apartment

Every apartment in Dubai has at least one main water shutoff valve. In most modern Dubai apartments, the main shutoff valve is located in one of the following places: in the utility or service room, usually near the water heater, mounted on the wall or in a ceiling access panel in the service corridor, or behind a removable panel in the kitchen or bathroom. The valve is typically a gate valve (round handle that you turn clockwise to close) or a ball valve (lever handle that you turn 90 degrees to close). Turn it clockwise or perpendicular to the pipe to shut off the water supply to your entire apartment. If your apartment has separate hot and cold shutoff valves, close both.

Some Dubai buildings also have individual unit shutoff valves accessible from the common service corridor outside your apartment. If you cannot find or access your internal shutoff valve, contact building management or security immediately and ask them to shut off the water supply to your unit from the riser or service corridor.

Shutting Off Water in a Dubai Villa

Villas in Dubai typically have the main water shutoff valve at one of three locations: at the water meter, usually located in a utility box near the property boundary or gate, at the main entry point where the supply pipe enters the villa (often in the ground floor utility or plant room), or at a manifold or distribution point where the main supply splits into branches serving different parts of the villa. In addition to the main shutoff, individual sections of a villa often have their own isolation valves. Bathrooms, kitchens, and utility rooms typically have local shutoff valves under sinks, behind toilets, and near water heaters. If the leak is isolated to one area, closing the local valve may be sufficient and allows you to maintain water supply to the rest of the villa.
