An assessment is a set of measurements taken in the rooms you actually use, at the times they are actually used, combined with an inspection of the systems that move air around the property.
The measurements typically cover:
Alongside the numbers we look at the building: filters, coils, drain pans, ductwork condition, fresh air provision, extract fans in kitchens and bathrooms, and anywhere water is getting somewhere it should not be. The measurements tell you what the air is like. The inspection tells you why.

The causes here are specific to the place, and understanding them is most of the diagnosis.
Everything is sealed for half the year. In a climate where you can open the windows, indoor air is diluted constantly. In Dubai from spring to autumn the building is closed, and whatever is generated inside accumulates unless a ventilation system is deliberately bringing fresh air in and conditioning it.
Dust is relentless. Fine desert dust penetrates buildings continuously, through doors, gaps, balcony access and the fresh air intake itself. It settles in ductwork, loads filters far faster than a generic maintenance schedule assumes, and gets recirculated every time the AC runs.
Humidity plus cold surfaces equals condensation. Coastal Dubai humidity meets air conditioned surfaces and produces condensation in drain pans, on cold pipework, in ceiling voids and behind furniture on external walls. Given a little time, that is where mould starts.
Construction and fit-out never stops. If a neighbouring unit, floor or plot is being built or refurbished, dust and fumes travel: through shared ventilation, through corridors, through the balcony you open in the evening.
New and newly refurbished interiors off-gas. Fresh paint, new joinery, engineered flooring, adhesives, sealants and new furniture all release VOCs, and they do it fastest when the property is new, warm and closed. Dubai's rate of new handovers means a large number of people are living in exactly those conditions.
AC systems that are never properly cleaned distribute the problem. A blocked filter, a fouled coil, standing water in a drain pan or contaminated ductwork turns the cooling system into the thing spreading dust, spores and smell through every room.
Kitchens, shisha and smoking. Cooking without effective extract, and smoking or shisha indoors, load the air heavily and leave residues in soft furnishings and ductwork that persist long after the source stops.
You do not need a meter to suspect one. The common patterns:
Any one of those is worth investigating. Several together usually means there is more than one cause, which is exactly why measuring beats guessing.
We measure before we recommend. There is an obvious conflict in a firm that both tests the air and sells the remedial work, and the honest way to handle it is to say it out loud: the readings and the report are the same whether or not the work that follows is ours, and where the source is somebody else's to fix we will tell you that instead. Selling a treatment before anybody has established what is wrong is how indoor air quality gets a bad name.
This is the most under-recognised issue in Dubai homes, because everything about it looks and smells like "new".
VOCs are chemicals that evaporate at room temperature. The everyday sources in a Dubai property are paint and primer, varnish and lacquer, adhesives used for flooring and wall panels, silicone and sealants, engineered wood and MDF in wardrobes, kitchens and joinery, new upholstered furniture and mattresses, carpets and underlay, and strongly scented cleaning products and air fresheners.
Formaldehyde deserves its own mention because it is common in board products and joinery, and Dubai apartments and villas are full of built-in wardrobes and fitted kitchens.
Three things make it worse here than elsewhere. Heat accelerates release, so a closed apartment in summer emits far faster than the same interior in a mild climate. Sealed buildings mean nothing is diluted. And the volume of new handovers and fresh fit-outs means a lot of people move into an interior at exactly the point it is emitting most.
What actually helps: ventilation, time and heat. Getting fresh air through the property, running the AC, and where practical warming the space to accelerate release and then flushing it out. Filtration with activated carbon can help with what remains. Sealing exposed board edges reduces ongoing release. Choosing low-emission materials matters at the specification stage of a renovation, which is the one point where the problem is cheap to avoid entirely.
What does not help: air fresheners and scented sprays, which add VOCs while masking the smell that was warning you.
Mould needs moisture. In Dubai the moisture is nearly always condensation rather than a roof leak, and it forms where humid air meets a cold surface.
Where we find it:
Painting over mould does nothing. It grows back through the paint, usually within weeks, because the moisture is still there. Mould remediation that lasts means removing the growth, removing the affected material where it is porous and saturated, and eliminating the moisture source: insulating the cold surface, fixing the drainage, restoring the extract, improving air movement, or controlling humidity.
Where mould is extensive or the underlying cause is water damage in the building fabric, we will tell you the scope honestly rather than treating a surface and calling it solved.
Dust is the most universal complaint in Dubai and the one people most often accept as unavoidable. It is not entirely avoidable, but most properties are much dustier than they need to be.
Where the dust is getting in and being spread around:
The fix is usually a combination: correct filter grade and a filter that seals properly, cleaning the coil and ductwork, sorting out fresh air filtration, and sealing the obvious envelope gaps. Portable air cleaners help in a single room and are a reasonable addition, but they do not fix a system that is distributing dust through the whole property.
CO2 is not usually a health hazard at the levels found in homes and offices, but it is the best available proxy for ventilation. If CO2 is climbing through the day in an occupied room, that room is not getting enough fresh air, and everything else in the air is accumulating alongside it.
This is why a bedroom with the door closed and the AC running can feel airless in the morning even though it is cold: the AC is recirculating the same air, not replacing it. Meeting rooms show the same pattern within an hour of filling up.
What we look at: whether the property has any mechanical fresh air provision at all, whether it is working, whether fresh air dampers have seized closed, whether extract fans in kitchens and bathrooms actually move air, and whether the balance between supply and extract makes sense. In many Dubai apartments there is no mechanical fresh air at all, and ventilation depends on bathroom and kitchen extract plus whatever leaks in. Knowing that changes what is realistic: the answer for that property is different from the answer for a building with a working fresh air system.
A report on its own does not fix anything. The work that follows generally comes from this list:
We separate what will make a measurable difference from what is optional, and we say which is which.
The assessment itself is a measurement and a report rather than warrantable work. The remedial work that follows is not. Warranty terms for your job are confirmed in the written quotation. Equipment we supply carries the manufacturer's own warranty, which we pass to you.
If any of that list already matches what you are seeing, send a photograph of the grille, the wardrobe corner or the ceiling stain with your message. It is often enough for us to tell you what it looks like from here before a visit is arranged.
Villas. Larger volumes, more ductwork, roof-mounted plant exposed to extreme sun, and often rooms that are barely used and barely conditioned, which is where mould appears. Older villas frequently have poor insulation and heavy condensation.
Apartments. Usually no mechanical fresh air, concealed ducted AC that has never been inspected, shared ventilation risers, and neighbours whose cooking and smoke can reach you. Access to the AC plant is often the limiting factor, and building permits may be needed for anything beyond routine work.
New handovers and newly renovated properties. The VOC and formaldehyde case above. Worth testing before a family moves in, particularly where there are young children or somebody with asthma.
Offices. Occupant complaints are the trigger, and they are usually about stuffiness, dust or smell rather than temperature. The investigation typically leads to filters, coils, fresh air provision and fan coil drainage. Meeting rooms are almost always the worst spaces in the building.
Schools and nurseries. High occupant density in small rooms, which loads ventilation heavily. Holidays are the practical window for anything substantial.
Clinics, salons and treatment rooms. Air handling matters clinically as well as for comfort, and chemical use in salons is a genuine and often overlooked VOC source.
Restaurants and kitchens. Extract, make-up air and pressure balance dominate everything else. A kitchen extract without adequate replacement air pulls the dining room negative and moves smells the wrong way. Where the canopy and grease duct are also carrying the smell, extract hood and duct cleaning is the first thing to schedule.
You get a written report setting out where readings were taken, what was measured, what was found on inspection, what it means, and what we recommend with an indication of priority. It is written to be read by the person paying for it, not by another contractor.
Where remedial work is carried out, retesting afterwards is the only way to know it worked. For VOCs in a new property, retesting over time also shows whether levels are falling as the interior settles. Some landlords, employers, schools and clinics require an air quality report for their own purposes. If you need the report in a particular format or addressed to a specific requirement, tell us before the assessment.
Being straight about this matters, because the field attracts overclaiming.
An assessment measures conditions at the time it is taken. Air quality varies through the day, with occupancy, with the AC running or off, and with what is happening outside and next door. That is why we take readings in more than one condition and ask about the pattern of symptoms rather than relying on a single number.
An assessment is not a medical diagnosis. It can identify conditions in a building that are known to affect comfort and health, and it can find and fix the causes. It cannot tell you that a specific person's symptoms are caused by a specific reading, and anyone who tells you otherwise is selling something.
It also cannot fix what it does not cover. If the source is a structural water ingress problem, a neighbouring construction site or a building-wide ventilation system you do not control, we will say so plainly and tell you where the responsibility sits, even where that means the work is not ours to do.

PM2.5 and PM10 particulate, CO2 as a proxy for fresh air adequacy, TVOC and individual VOCs including formaldehyde, temperature and relative humidity, plus mould where there is visible growth or a damp history.
How: calibrated instruments for continuous readings, plus air sampling and surface swab sampling where the situation calls for laboratory confirmation. Samples go to a laboratory accredited by the Emirates International Accreditation Centre (EIAC).
Filtration: where remediation is needed, HEPA filtration is the standard for particulate and post-remediation clearance.
